Session 13: We had Bad Experience, We Should Not Make Decision Base on Binary Choice

What is Binary Choice? It is either “yes or not”

If we make decision, preferably, don’t go for yes or not
Which means, don’t decide based on one property
Instead, we make decision based on multiple choices, we can look at a more bigger picture, explore more and do comparison.

For example: We focus on BSA, Iskandar Malaysia, Flagship XX

1. Location with Centre of gravity (Highway, LRT, MRT, BRT)
Highway: EDL, Pasir Gudang Highway, Coastal highway
15 mins to CIQ causeway, Johor Jaya, Taman Molek, AEON Jusco Tebrau City

2. Location with Golden Triangle (live – learn – work – play)
Education: UiTM, UniKL, MARA, Malaysia Art School
Hospital, Banks, Tesco, etc

3. Mass market property (local household income)
High rise: Range from RM100k to RM700k

We had bad experience, we saw the CT condo, and we feel that it is the condo that we can invest in.
We did a full 20 days homework, and finally able to find the best deal at CT condo.
We proudly passed to our mentor to evaluate, surprisingly he rejected!
We were very down and disappointed as we did worked really hard for past 20 days.

Then he passed us more choices of apartment for us to do homework.
Now only we realised! CT condo is not the best, there are others better.

After self evaluation, we find out that we do not have clear criteria for our investment.
We just merely choose and buy based on our personal emotional and likes.

1. Below Market Value – > 15%
2. Rental Yield – > 6% or break even with monthly installment
3. Occupancy Rate – >70%
4. Take up rate for rent – < 2 months

Based on the above success factor and criteria:
We are able to find few project that able to match our criteria:

1. R2 Apartment
2. SM Apartment
3. SP Townhouse
4. VSA Townhouse

Based on the above multiple choice, we decide to focus on SM Apartment

Project: SM apartment, Iskandar Malaysia flagship XX
1. BMV: 17%
2. Rental yield: 5.5%
3. Occupancy rate: 70%
4. Take up rate for rent – < 2 months

If we only view at one or two units for SM, out of two units, only one unit is in good condition.
Then we have to decide whether yes or no to this unit.

Instead, we should dispense our resources,
One person go to view at least 2-3 units,
Then when want to make selection, put 3-5 units on table for us choose from.
When we have more choices, we can evaluate, which one is best to go into and perform risk assessment.

Besides, do not limit our choice in KL only if you are KL boy, or only focus in Penang if you are Penang gal.
Or don’t just look at PJ area, what about Bandar Sunway, Bukit Jalil or Bandar kinrara, where the new centre of gravity is coming very soon (Ampang Line LRT extension and BRT)
We should open our eyes bigger and explore other places also, like Greater KL, Penang island, mainland, Iskandar Malaysia
There lots of better opportunities in the whole malaysia. Do not limit ourselves to yes or not.

Finally, don’t make dicision based on emotion or personal liking, we will hardly go wrong if based on our set criteria.
