Few readers wrote to me and asking how to write the LAD Letter to Developer. The reason why you should write the official letter to Developer for you claim is to show that you have done what you can do in your level. Only file the tribunal when your request is turned down and no way to resort it out. You may hold the face to face discussion with Developer to sort it out which is the most advisable way to do it. This is highly recommended.
Below is the Sample of the email you can use to draft.

Dear Sir:
Wish you are doing well.
The purpose I am writing this e-mail is claimed and notified Developer that the numbers of days is not calculated from the booking dated instead of Sales And Purchased date.
Moreover, the LAD for the common facility is not added as well.
The details of the calculations also included in the attached letter as well.
Please reply in 14 day time from the date above of this letter. In the event of your neglect/refusal/failure I shall be constrained to resort to legal processes to recover the same without further reference to you. In such an event, Developer shall be liable for the cost and expenses.

Some LAD is calculated from the booking date (ie) VP handling over is 36 months calculated from the booking date. Some calculate the VP from the date of the SPA and LAD starts 36 months from the date of the SPA. Under what circumstances do we calculate LAD from booking date and SPA respectively?
Do we still proceed with keys collection and inspection while negotiation on LAD is ongoing?

For us as a buyer, we will calculate based on the booking date. And it depends on the judge to award based on the booking date or SNP date on the case by case basis.
