What documents required for home loan applications?

Once you have signed the booking form for your dream home, you can start to apply loan. If you are buying from developer, developer will recommend their panel banker to you. However, if you are buying from the secondary market, your property agent will recommend their contact of bankers.

 

For home loan application, you will required to prepare several documents for bank to assess your financial standing. In Malaysia there are 6 categories as describe below:

 

Category:

(A) Malaysians Working In Malaysia – Employee

(B) Malaysians Working In Malaysia – Self Employed

(C) Malaysians Working Oversea – Employee

(D) Malaysians Working Oversea – Self Employed

(E) Foreigner Working In Malaysia – Employee

(F) Foreigner Working In Malaysia – Self Employed

 

The documents to prepare describe in this article act as a general guideline for most of the banks. In some cases, some bank required to get more documents from you and it is case by case basis.

 

(A) Malaysians Working In Malaysia – Employee

 

Documents required are as follows:

  • Identification Card – NRIC (copy)
  • Property Booking Receipt
  • Vendor Sales & Purchase Agreement/Title (copy)/New Sales & Purchase Agreement
  • Latest 3 months pay slip (for Basic Salary)/Latest 6 months pay slip (for Basic + Commission Earner)
  • Latest 3 months personal bank statement (for Basic Salary/Latest 6 months pay slips (for Basic + Commision Earner) which show your salary credited as per pay slip
  • Latest EA form
  • Latest KWSP statement
  • Income Tax – Latest Form B/BE with payment receipt acknowledgement
  • Deposit statement eg. Fixed Deposit, ASB or Bonds (if any) – to show how strong your emergencies fund it is

 

(B) Malaysians Working In Malaysia – Self Employed

 

Documents required are as follows:

  • Identification Card – NRIC (copy)
  • Property Booking Receipt
  • Vendor Sales & Purchase Agreement/Title (copy)/New Sales & Purchase Agreement
  • Latest 6 months Company Bank statement
  • Latest 6 months Personal Bank statement
  • Deposit statement eg. Fixed Deposit, ASB or Bonds (if any) – to show how strong your emergencies fund it is
  • Business Registration :

(i) Sdn Bhd Company

    • Form 24 & 49
    • Latest Profit & Loss statement
    • Memorandum of Article
    • Company Profile
    • Form 9
    • 12 Months Bank Statement
    • Latest Audited Report

(ii) Sole Proprietor or Partnership

* Form A and Form D

* Name Card

 

(C) Malaysians Working Oversea – Employee

 

Documents required are as follows:

  • Identification Card – NRIC (copy)
  • Working Permit (if any)
  • Property Booking Receipt
  • Sales & Purchase Agreement/Title (copy)
  • Latest 3 months pay slip
  • Latest 3 months personal bank statement (to show salary credited as per pay slip)
  • Employment Letter/Latest KWSP statement/Latest CPF statement
  • Latest income tax declaration form with payment receipt acknowledgement (preferably 2 years)
  • Deposit Statement e.g Fixed Deposit, ASB or Bonds (if any)
  • For those working in Singapore, local banker will ask for Credit Bureau Singapore Report. Click on this for request the report https://www.dpcreditbureau.sg/

 

(D) Malaysians Working Oversea – Self Employed

 

Documents required are as follows:

  • Identification Card – NRIC (copy)
  • Working Permit (if any) / PR card with validity more than 6 months
  • Property Booking Receipt
  • Sales & Purchase Agreement/Title (copy)
  • Latest 6 months Company bank statement
  • Latest 6 months Personal bank statement
  • Latest income tax declaration form with payment receipt acknowledgement (preferably 2 years)
  • Business Registration (to show ownership of the company)
  • Latest Profit & Loss statement
  • Deposit Statement e.g Fixed Deposit, ASB or Bonds (if any)

 

(E) Foreigner Working In Malaysia – Employee

 

Documents required are as follows:

  • Identification Card – NRIC (copy)
  • Working Permit (if any) / PR card with validity more than 6 months
  • Property Booking Receipt
  • Sales & Purchase Agreement/Title (copy)
  • Latest 3 months pay slip
  • Latest 3 months personal bank statement (to show salary credited as per pay slip)
  • Employment Letter / Latest KWSP statement

    Hi. ..I would like to ask a question regarding house loan.I am 53 years old & I’m running a sdn bhd business..am i eligible to get the loan by bank..

      If your mother has other income, she can apply for loan.Most important, is how confidence you give to the bank that she can repay the monthly installment.
