During long holiday, I went to Penang shopping mall for loitering. There are few property exhibition booths and one of the banner attracted me. It say $378,000 to own a service suite at Jelutong.
I walked forward and talked to the sales representative to understand more on the project. The project is called Straits Garden, below are some brief information gathered

Straits Garden is a mixed development by Tambun Indah, strategically located within the established township of Jelutong, Penang. The development comprises shop offices, commercial suites, residential condominium and a low-medium cost apartment.
The development is expected to be completed in the year 2016. The developers are Premcourt Development, which is a subsidiary of Tambun Indah.
Straits Garden consists of three blocks, two of which has 27 storeys whereas the third has 31 storeys. The development comprises of suites and conventional condominium units. The block with suites consist of studio units, having either 1 bedroom or 1+1 bedrooms with 1 bathroom. These units size range from 404 up to 612 sf.
In Straits Garden, the condominium units come with 3+1 bedrooms with 2 bathrooms, and have built-up ranging from 1,302 up to 1,345 sf. For both the suites tower, there are approximately 11 units per floor, whereas the condominium tower only has four units per floor.

The promotion in the fair is discount $18,000, each unit come with a car park and Free Legal and Loan documentation fees. Buyer has to bear the stamp duty as well. Since this is commercial title, the loan is up to 85%.
Location Analysis
From Straits Garden, the nearest shopping complex is the Jelutong Sunshine Hypermarket situated within a stone’s throw away, providing much convenience to the residents especially the working class. Not only that, there are also rows of shop lots housing ample restaurants, banks, music centre, pharmacies, clinics, cafes, workshops and more. All positioned just a short walk away from the condominium.
In the vicinity of Straits Garden, there are schools such as SK Jelutong, SJKC Beng Teik Branch, SJKC Kheng Tean and SJKC Moh Ghee Branch, all of which are within a 1 kilometer radius. The location is well connected as well via routes like Jalan Lenggong and Jalan Perak. Public transportation also convenient with the Komtar Bus Terminal located just about 2 kilometers away from the development.
