When I start looking to buy my first property in klang Valley, I totally have no idea which apartment/condo and which area to start with; as the whole Klang Valley is really huge.
Back in year 2005 to 2009, I was studying in UKM, campus KL, which is just beside Hospital Kuala Lumpur (HKL). thus the area that I am sort of familiar with is around HKL, Chow Kit, Titiwangsa and also Wangsa Maju & Setapak (the place where I stay for 4 years).
Then I think of a idea to start with, which is to check around where my friends or colleagues in KL staying. The first friends I ask happened to stay in Segambut area, Prima Tiara 2.

For 918 sf, basic unit:
He bought it at around early 2012, which is around RM250,000 (rental yield: 4.8%)
The time when I viewed was June 2013, the asking price is at RM300,000 (rental yield: 4%)
Today at Nov 2014, the asking price is around RM400,000 (rental yield: 3%)
1. Look at the map, good location
East is Upcoming NAZA KL Metropolis
South is Mon’t Kiara
East is Desa park city
North is Kepong
2. There is widening of road access along Jalan Segambut
3. Prima Tiara 1 haven’t got the strata title, after more than 10 years completion, and the worst thing is that the developer CRSC Group already bankrupt
4. Residence: Majority Chinese
My take on Prima Tiara 2
During June 2013, I am very new in property investment, I dare not vest in Prima Tiara 2, Segambut due to the strata title issue. As the lawyer advise me the follow:
1. Normally the strata title will be issued within 10 years, some might drag more than 10 years
2. But if the developer already bankrupted, then it will be very difficult for strata tittle to be issued, as there are many process and procedure involved among many party. It takes really long time.
As a novice property buyer, of course I will avoid it. Otherwise, the rental yield, the environment and the surrounding area are considered good for me.
But if you buying for own stay, I believe it is a good choice consider it is still within affordable range.
