Luxury USJ One Avenue Condominium yet affordable

USJ One Avenue is a high rise condominium located in Taman Subang Mewah, USJ 1. It was developed by MCT in 2008. MCT is currently listed in Bursa Malaysia. It is MCT first high rise development project. Initially I am thinking there are only two blocks with 19-storey, but in fact there are another Block, so total is 3 blocks.

USJ One Avenue facilities includes, 24-hour security, sky terrace, seminar room, tuition room, children’s playground, cafeteria, thematic garden, reflexology path, gym, sauna, steam bath, BBQ area, wading pool, swimming pool and basketball courts. Most of the units come with two car parks. Either back to back or side by side.

Facilities in the One Avenue

I am really impressed with the management that able to maintain the facilities well even after 7 years.

USJ One Avenue can be accessible via Persiaran Subang Permai and Jalan Subang 3, KESAS highway and Lebuhraya Damansara Puchong (LDP). There are many shopping malls such as The Summit, Giant USJ, Mydin USJ, The Main Place, One City, Subang Parade, Empire Subang and First Subang. Nearby, there are commercial centres like USJ Taipan and Subang Business Centre USJ 9. While I am driving through I passed by few schools. There are plenty of primary and secondary schools and tertiary institutions surrounding the area.

 

Is there any drawbacks for USJ One Avenue?

The only the drawback is the title itself. USJ One Avenue is a leasehold development, it could be less favorable among property buyers. This would certainly have an impact on the demand for this condo particularly for those who are looking for properties for own stay.

 

From my personal point of view, it does not matter.

 

Since my brother in law wanted to buy a house for own stay and short listed USJ One Avenue Condominium. I did a quick check on the surrounding and feel that the price is reasonable. Based on this list, it is categorized as “affordable house.”

From the table observed that the average price per square feet will be around $410 to $430 for One Avenue. Comparing to the latest condominium which is Regina, it is 20% cheaper.

This table exhibit that, if it is for investment point of view, there are better option which able to fetch higher yield.

However, the subsale prices are very cheap considering its excellent location, beautiful design and quiet surroundings
