Recently there is a “Hot Launch” in Mont Kiara area. The latest launch is Arte Mont Kiara. Two years back, I almost bought into a property in Mont Kiara called Arcoris Mont Kiara. Details can refer to my previous post here.
In my whatapps group, there are heated discussion on this project on its pros and cons. Few agents from KL and Penang also send me more details on this project. It is under soft launch now and pushing me to made a booking. I search online and there is not much information can be gather. I spend few nights to explore and able to gather some collective information and share with all here.
Arte is branded by Nusmetro developer. In Penang it is called Arte S, another 2 Arte Series at Subang West and Kuchai Lama. Arte @ Mont Kiara is one of the premier address everyone is looking for.

Agent has shared me that there are 2 base price as below:
a) $850/sqft for partial furnished
Partial furnished come with air conditioned, heater and top kitchen cabinet
b) $950/sqft for full furnished
Full furnished come with wardrobe, full set of kitchen cabinet,air conditioned, heater, living & dining sets, electrical appliances and curtain
Of course other factor that affecting the pricing are height, views, corner unit etc
Rough estimation that the entry price for Arte Mont Kiara could be around $850/sqft.
Comparing with the surrounding, it is 30% lower now.
Future outlook and Potential
Arte Mont Kiara going to be benefit from the mega development whereby high capital appreciation and high rental yield can be expected. This is because the MATRADE will be completing in 2016 which is the biggest convention centre in South East Asia. I was told that the centre is fully booked for events for the next 3 years. With this information, it can be high demand for the accomodation nearby.
