During the last long weekend, I do a few site survey. On the Labour day, I visited to Permai Villa. A new Gated and Guarded project development at Kota Permai area. This new project is called Permai Villa developed by Potensi Utama.

Permai Villa located in the heart of the Kota Permai. The housing estate nearby are Taman Kota Permai, Taman Kota Permai II, Taman Permai Jaya, Taman Saujana Permai and BM Utama.

Permai Villa is the only housing estate come with Gated and Guarded community. Facilities includes the following:

• 24 hours security
• CCTV camera / alarm
• Recreational park with outdoor Gym and Children Playground

The maintenance fees estimate to be around $200 per month.

Price analysis:

I was told that the land acquisition cost is $40/sqft.

The price per square feet looks reasonable.

The building plan approved on 26 February 2014 and work has begun since then. I went to the construction site.

The guard house and the community hall is almost ready. The first 2 row of the units currently at level 3 now. Show house should be ready in 2 months time.
