After reading “CEO viewing adventure report“,I went to The CEO management office personally last Saturday to find out some details before buying onto it. I am not going to write more on the location and the project detail here.
Before I went to the management office, I went to verify the occupancy rate as stated in the”CEO viewing adventure report“, there is increased in occupancy rate from 2014 till 2015. It is a good sign indeed. Refer to the comparison chart below.
I talked to the person in charge in the Level 6 at the management office.

What is The CEO maintenance fees?
The CEO Maintenance Fees:
Maintenance fees is $0.26/sqft
Sinking Fund is $0.03/sqft
Total maintenance fees = $0.29/sqft
What are the facilities at The CEO?
The CEO has swimming pool and gym room. Both are only for the use of club member.
Club member fees is $200 per month.
The CEO also has a big meeting room. First hour (9am – 10am) of usage is complementary for owner and tenant use.
After that, it is charged at $100 per hour. Sound good to me as can use the meeting room for free. However, requires to book in advanced with the management.

there should be ample of car park at the open area in front of The CEO.
Is there any renovation restriction or requirement for The CEO?
Renovation works:
Any owner or tenant if need to do renovation works, requires to fill up a form and put down a $2000 as deposit. Deposit will be refunded after 6 months of completion of renovation work. Full refund will be paid if there is no damaged to the common structure.
Otherwise, maximum of $800 penalty will be charged.
The person in-charge also mentioned that, there is not allowed for the owner to perfom extension on the mezzanie floor. Once this is violated, the deposit will be forfeited. The hacking of wall or floor only allowed to be carried out on Saturday. This is due to the building is for commercial and other tenant will make complaints if the noise is affecting their business.
The aircond installations has its specific location, all the tenant and owners better check with management before installing the aircond. This is to ensure the aircond is installed at the right place.
How to apply TNB for The CEO?
She also pointed out to me that, I need to check if the current unit owner has applied for the TNB already or not? This is becaused the initial letter issued by the contractor electrician on 2011 is expired on 2012 if not applied with TNB within a year.
If the current owner did not applied, that means new owner need to contact Mr Khean Huat for re-applied process. New owner need to prepared the following documents:
- 1 copy Sales and Purchase
- Owner and witness NRIC
- Stamp Hasil $10 x 2 pieces
- $500 deposit
- $3 contribution fees for TNB
- 1 picture of TNB meter (Need to get the management to open the panel to take photo)
I was told there is runner can help to process the above.
What would be next action for The CEO?
I will arrange more viewing with real estate agent in Penang to look out for the best unit.
